Newly Built Single-Family Homes
The average price for newly built single-family homes in May 2024 was ¥45.49 million, marking a slight increase of 0.2% from the previous month. Here’s the breakdown by area:
23 Wards of Tokyo: ¥68.31 million (0.5% decrease)
Rest of Tokyo Metropolis: ¥47.63 million (1.1% increase)
Yokohama and Kawasaki: ¥52.37 million (no change)
Other Parts of Kanagawa Prefecture: ¥40.73 million (0.3% increase)
Saitama City: ¥43.56 million (0.9% decrease)
Rest of Saitama Prefecture: ¥36.59 million (0.1% decrease)
Western Part of Chiba Prefecture: ¥41.67 million (0.4% decrease)
Other Parts of Chiba Prefecture: ¥31.93 million (0.7% decrease)
Seven out of the eight areas saw a year-on-year decrease, with the 23 Wards of Tokyo experiencing a decline for the ninth consecutive month compared to the same month last year. Conversely, other parts of Kanagawa Prefecture have seen the highest prices since January 2017 for three consecutive months.
Pre-Owned (Existing) Condominiums
The average price for pre-owned (existing) condominiums remained steady at ¥38.73 million. Here’s the detailed area-wise pricing:
23 Wards of Tokyo: ¥52.57 million (0.8% increase)
Rest of Tokyo Metropolis: ¥32.28 million (0.7% increase)
Yokohama and Kawasaki: ¥33.92 million (0.1% increase)
Other Parts of Kanagawa Prefecture: ¥26.56 million (0.6% increase)
Saitama City: ¥32.71 million (2.0% decrease)
Rest of Saitama Prefecture: ¥24.71 million (0.3% decrease)
Western Part of Chiba Prefecture: ¥27.96 million (0.3% increase)
Other Parts of Chiba Prefecture: ¥20.58 million (0.9% decrease)
The western part of Chiba Prefecture saw an increase compared to the previous month for the first time in 13 months. Additionally, the 23 Wards of Tokyo and other parts of Kanagawa Prefecture reached their highest prices since January 2017, with the 23 Wards of Tokyo setting a record for ten consecutive months.
